Why Proper Concrete Repair Matters Before Installing a Floor Coating

When we arrived at this home in Beaver County, the concrete floor was failing right down the middle. Loose, crumbling concrete surrounded the drain, and the surface was breaking apart. This is a common issue in Pittsburgh-area garages and basements, especially in older homes where moisture and freeze-thaw cycles have taken their toll.


The top photo in the collage shows the damage. Before applying any coating, the concrete must be solid. Coatings are only as good as the surface underneath them.


The first step was removing all the failing material. We used a hammer and chisel to break out the loose concrete and fully expose the damaged area. Simply covering over crumbling concrete would only cause problems later. Proper prep is what makes a floor last.


Next, we rebuilt the section using a polyurethane repair material mixed with fine grain silica sand. This creates a strong, durable patch that bonds tightly to the existing slab. Once it cured, we ground the surface smooth so it blended seamlessly with the surrounding concrete. That process is shown in the second photo.


With the structural repair complete, we installed our polyaspartic flake floor coating system. The bottom photo shows the finished result. The surface is now sealed, smooth, slip resistant, and built to handle moisture, traffic, and everyday use.
